  Costa Tropical

  The sea is close and winter is milder than inland. This is not Marbella, and I do not sell it as such.

  White villages, olives, slopes

  Axarquía

  Here you buy a pace of life, not an Instagram still. Slopes and access decide whether a house is liveable.

  City, airport, all year

  Málaga

  You do not come here only for holidays: it is a city — work, hospital, flights. Apartments from about €450,000; houses from about €800,000.

  Costa del Sol, the name everyone searches

  Marbella

  The name carries weight. So does the price. Apartment, from about €550,000. House, from about €800,000. Villa with a plot, more like from €1.2 million.

  West, a town that is growing

  Estepona

  Further west, more town than shop window. Apartment, from about €450,000. House, from about €900,000.

  Inland, altitude, a different winter

  Ronda and the sierra

  Ronda is not the coast. It is beautiful and colder. I say that first.
